Terminating the Tenancy
Without prejudice to the Terms of your Agreement, Tenants need to give at least one month's notice before the end of a Tenancy. Notice should be given in writing and you will receive an acknowledgement from Larards Lets.
Tenants can avoid many problems for themselves by notifying gas, electricity, telephone, water and Council Tax authorities of the moving out date well enough in advance and by taking meter readings as they leave, also advising Larards Lets of these readings. Switch off all gas and electric appliances and turn off the water supply but do not drain central heating systems.
Rent will normally be charged up to and including the day on which keys are received by us or up to the end of the notice period where keys are handed in early. We check the property condition and account to Tenants for the deposit against any damages together with any overpayment, if applicable.
It is therefore in the interests of tenants to comply with obligations on the cleanliness, tidiness, integrity and general condition of the property inside and outside on leaving. If during the term of the tenancy you are aware of any damages or changes to the inventory you should notify us in writing and must ensure that otherwise all contents are left in their proper place as detailed on the inventory.
If the requirements of the Tenancy are not met Tenants could become liable for extra costs.
